If you want to improve your property, you need permits.  In order to get permits, you need city-approved plans.  The approval process can be a long frustrating experience.  If you want a permit process that is as smooth as possible, but don't want to pay the big bucks for a licensed architect, you want to hire a high end drafter / project manager with an affordable & established team of consultants.

DESIGN ASSISTANCE/FINALIZATION (bd)
- Most projects just need a little help.

PROFFESIONAL DESIGN (bd)
- Some clients prefer a full professional design from scratch.

STRUCTURAL ENGINEERING DESIGN & CALCS
- My licensed engineer designs the nuts & bolts.

TITLE 24 ENERGY REPORTS
- My energy consultant provides this required report.

PERMIT PULLING
- Most clients can DIY this step, but we help either way.

GENERAL CONTRACTOR REFERRALS
- Unless you have someone lined up, start w/ a proven GC.

INTERIOR DESIGN
- You can find good tile. My ID can find amazing tile.

SURVEYING
- Highly suggested when near setbacks & property lines.
